Long-Term Rental Management

Conventional rental management aimed at long-term leases. Management fee: 15% for any rental period longer than a month.

Vacation Rental Management

Rental periods below a month, 20% management fee is applied on rental income. Self-use option provides maximum flexibility for lifestyle buyers. All terms can be customized with the owner to ensure they are comfortable with the process.

Historical Performance

Properties managed by us outperform similar or identical properties by a minimum of 20% annually. We have the most units and the best performance in the Mae Phim Beach area. We estimate this property will achieve a target yield of 6.5% and should perform well in the coming years with multi-locational living and work from home trends gaining in popularity.

Furnishing and Decoration

We strongly suggest an adequate level of furnishing and decor to ensure its success as a rental property when you are not personally using it. We can assist or give you a few suggestions if purchasing yourself.

Pricing and Availability

We use dynamic algorithms to adjust pricing on your property based on seasonality and demand. For personal usage we simply require you to let us know 4 months in advance and we can reserve your property for your personal usage. We generate half our bookings from direct enquiries and the other half from the online travel platforms popular in Thailand.

Rental Contract Execution, Photography, and Property Preparation

Once your property is beautifully furnished, we can photograph your property and prepare the marketing process. Our photography services are included as part of our service.
